Mould Removal

Why does mould keep coming back after cleaning?

You clean the patch. The wall looks better. A few weeks later, the spots are back. Before buying another bottle of cleaner, it is worth asking what has changed about the conditions around that wall.

The useful starting point

A cleaner-looking surface does not tell you whether the moisture problem has been resolved.

Start with the moisture

Mould needs moisture to grow. If damp conditions remain, removing the visible marks may not prevent new growth. A leak, a wet building material or moisture collecting on a surface needs attention alongside the affected area. CDC/NIOSH puts moisture control and repairs at the centre of remediation.

Write down the pattern

A useful first step is to record where and when you notice it. You do not need to diagnose the building yourself. The aim is to give whoever inspects it a better starting point than “there is mould in the bedroom”.

  • Which surface is affected: window reveal, ceiling, outside wall or behind furniture?
  • When did you first notice it, and how soon did it return after cleaning?
  • Was there a known leak or recent repair? Keep the dates if you have them.
  • Does the patch change after rain, overnight or at particular times of year?
  • What was used on it before, including paint or cleaning products?

Take a useful photograph

If it is safe to do so, take a wide view showing where the patch sits in the room, followed by a closer picture. Keep the original files and dates. Do not scrape or disturb the surface to make the photograph clearer.

A close-up alone can be difficult to interpret. The wider shot helps explain whether the mark is beside a window, under a pipe or along a corner. Photos help a conversation; they cannot confirm the cause.

Should you paint over it?

Do not cover active mould or a damp surface with paint. The EPA advises cleaning and drying affected surfaces before decorating; it also notes that porous materials may need replacing. Ask whether the proposed work includes treatment, removal of damaged material or redecoration, because these are different jobs.

When to ask for another look

If the same area keeps returning, ask for the moisture issue to be investigated rather than arranging another cosmetic clean. Explain what has already been tried and what you want the visit to establish.

For an EMS enquiry, send your postcode, the affected room and that short history. We can discuss the appropriate next step and confirm the scope before booking. If you rent, keep a dated record of the problem and tell your landlord or managing agent.
