Mould Removal

What happens during professional mould removal?

“Mould removal” can mean quite different work from one property to the next. A patch on a window reveal is not the same job as water-damaged material behind a fitted unit. A useful quote should tell you what will be done in your home.

The useful starting point

Before agreeing a price, agree the area, the work included and what happens if more damage is found.

First, agree what is included

Ask the contractor to identify the rooms and surfaces covered by the quote. Make a note of anything excluded: leak repairs, damaged plasterboard, decorating, moving furniture or further investigation. Those details matter more than a promise to make every mark disappear.

Ask what happens if opening an agreed area reveals a bigger problem. You should know how any extra work will be discussed and priced before it begins.

Get preparation instructions

The right arrangements depend on the work and the household. Ask for instructions before the appointment rather than moving everything at the last minute.

  • Which rooms need to be accessible, and who moves large furniture?
  • Can people and pets remain in the property, and are any rooms out of use?
  • How will nearby belongings and unaffected areas be protected?
  • Are electricity, water or parking arrangements needed?
  • Who handles removed materials, and is that included in the quote?

Treatment depends on the material

Cleaning a hard surface and dealing with mould in an absorbent material are not interchangeable. EPA guidance notes that some porous materials may be difficult to clean completely and may need removal. It also makes clear that staining can remain after cleaning. A photograph of a spotless wall is not a full description of the work.

Ask for a clear handover

At the end, ask what was treated, what remains to be investigated and when the room can be used normally. Get any product-specific instructions and drying or decorating advice in writing.

If a warranty is offered, read its scope and conditions. Ask whether it covers the treated surface, further visits or related repairs. Do not assume those are all included.

What before-and-after photos can show

A fair comparison uses the same view and similar lighting, with the dates and work described. Check whether the “after” picture was taken immediately after cleaning or after plastering and painting. Those are different stages.

Photos are useful records of visible change. Pair them with a description of the moisture work and any follow-up; the picture alone cannot show what is happening inside a wall.

What to send with your enquiry

Tell EMS the room, approximate extent of the visible issue and any known leak history. We will discuss the proposed scope and availability before you book. This guide describes questions to ask about a job, not a fixed treatment package for every property.
