Ask “What decision will this test help me make?” before agreeing to samples.
An inspection and a sample do different jobs
An inspection considers the affected space and its history. Sampling collects material or air from a particular location for a specified analysis. A sample does not inspect the roof, check a repair or explain every possible source of moisture.
The EPA says sampling is usually unnecessary when visible mould is already present. If samples are taken, it recommends people with specific experience in planning, collecting and interpreting them. That is general technical guidance from the US, not a UK certification requirement.

Give the test a question to answer
Before paying, ask the provider to complete this sentence: “We are taking this sample because the result will help us decide…” If the answer remains vague, ask for a clearer explanation.
A test may form part of a separately agreed investigation or post-work assessment. Confirm the method, locations, number of samples and who will interpret the results. If a third party needs the report, establish their requirements first.
A result has limits
A short air sample reflects the conditions during collection. NIOSH cautions that short-term mould counts do not capture the full range of exposure and cannot be translated directly into health risk. A low result is not a guarantee that a damp building has no problem.
Five questions to ask before booking
- What are you looking for, and why is that relevant to this property?
- Would an inspection change the recommendation before testing?
- Who collects the samples and who analyses them?
- Does the price include a plain-language interpretation and next steps?
- What could the result fail to show?
Choosing a sensible starting point
If you can see mould, tell the provider where it is and whether the moisture source is known. If there is no visible growth but you have another concern, describe it without deciding in advance that mould must be the explanation.
For the EMS survey and testing service, explain what you want to find out. The scope, availability and any external analysis should be confirmed before booking. If your concern is about symptoms or your health, seek medical advice; a property test is not a medical diagnosis.
